Renting process:
- View the room / apply (screening) → submit documents for review → sign the rental contract → pay the initial move-in costs → receive keys and move in.
What to bring:
- Residence card, proof of employment/income, a personal seal, and your Japanese bank account details.
About guarantors:
- Most rentals in Japan require a guarantor. If you don't have someone suitable, you can use a guarantor company instead.
- Using a guarantor company usually costs an extra fee of about half to one month's rent, plus possible renewal fees each year.
- Foreign residents can absolutely rent successfully — just look for listings that accept guarantor companies and are foreigner-friendly; agents can help filter these.
Note:
- Initial move-in costs are quite high — typically 4-6 months' rent combined, covering deposit, key money, agent fees, and fire insurance.
- You usually need to give 1-2 months' notice before moving out.
